A Comparative Study of Mobile Device and Terrestrial Laser Scanning-Based Scan-to-BIM Workflows

Özet
Scan-to-BIM procedures using terrestrial laser scanning (TLS) are accurate but require significant time and financial investment. This study evaluates a faster alternative utilizing mobile device-based LiDAR and a mobile application built on the Apple RoomPlan API. The research first assesses geometric reliability through point-cloud-to-BIM confidence indices, specifically Coverage, Distribution, and Distance. Additionally, it employs BIM-to-BIM matching metrics, including 3D-IoU and 3D-Compactness, to compare the mobile output against a TLS baseline in residential and office buildings. Results demonstrate that the mobile pipeline reduces total scan-to-BIM time from 3.5 min/m2 to 0.1 min/m2. Although the mobile application provides reliable room layouts with space 3D-IoU scores reaching 0.93, it exhibits limitations regarding wall thickness accuracy and positional drift. Consequently, based on these initial findings, this workflow shows potential for facility management and initial retrofit assessments where rapid data acquisition is prioritized over high geometric precision.
